Planning Permission For Small Extensions

Whether you are installing a new small conservatory, orangery or extension into your home, you are likely to need planning permission. Planning permission is usually concerned with the façade of a building, how it will impact the immediate environment and highway access.

Before building your new room, you will need to ensure you do not live on a designated piece of land – including national parks and areas of outstanding beauty. As well as this, you will need to make sure your structure is not built beyond the principal or side elevation.

Consent should be granted as long as the width of the proposed build is not greater than half the width of your original home and the structure is single storey. If it exceeds 4m in height, you may not be granted planning permission. Including this, the materials used in the new structure may need to match the materials used in your original home.
